Buy directly from sellers at a discount
Our Property For Sale Notification Service allows you to buy cashflow positive properties directly from sellers without having to go through a Realtor. This saves the seller 6%, part of which they can pass on to buyers as a discount.

As an example, on a $500,000 apartment complex, by not going through a Realtor, the seller saves the 6% Realtor fee, which is $30,000. A common compromise between seller and buyer is that they split that 50/50 so that the buyer buys the property at a $15,000 discount, for $485,000. The end result is that the seller saves $15,000 and the buyer saves $15,000.

Here's how the program works:

  1. Seller orders a valuation report
  2. Seller extends valuation report to our buyers in his/her area
  3. You receive an email that contains the valuation report for your review and the sellers contact information.
  4. You contact the seller to make visual inspection and if to your liking, extend an offer.
  5. You and the seller negotiate the purchase price, terms and closing.
